DAC7 Reporting Obligation for Rentals through Online Platforms:

 
What is DAC7 reporting?
  • Recently, DAC7 reporting has been introduced in accordance with the European Directive for the rental of residential and commercial spaces, parking lots, and vehicles through online platforms (Booking, Airbnb, etc.).
  • Companies operating online platforms that facilitate rentals, including individuals, will report their annual activities to the ANAF (National Agency for Fiscal Administration). The first reporting is in January 2024, covering the activity in 2023.
 
Annual report content:
 
  • For individuals:
    • Personal details: first name, last name, address, tax identification number (NIF), VAT code (if applicable), date of birth.
  • For Legal Entities:
    • Company details: name, address, Unique Registration Code/Tax Identification Number (CUI/NIF), VAT code, registration number in the Trade Register, information about the permanent headquarters (if applicable).
  • Details about rentals:
    • Address of each rented property and the land book number.
    • Total quarterly consideration and the number of rentals for each property.
    • Fees, commissions, and platform-retained taxes.
    • Number of days each property was rented.
 
Digital platform operators must collect and report this information to the ANAF.
 
Information must be collected by December 31 of each year for the activity conducted in the previous year.
